Anastasia Yianni: A True Professional Brings Value Where AI Cannot

  • Понедельник, 27 января 2025 11:14
  • With over two decades of experience in the Cypriot real estate market, Anastasia Yianni has seen it all. From the boom of luxury towers to the growing demand for mid-range apartments, she knows what makes the market tick. In this exclusive interview, Anastasia shares her insights into the enduring value of realtors in the age of AI, the evolving needs of buyers and sellers, and her predictions for the future of real estate in Cyprus.

THE ROLE OF REALTORS IN THE AGE OF TECHNOLOGY

With the rise of AI and online platforms, do you think the role of realtors is diminishing?

Not at all. AI is a great tool, but it can never replace the human element. Realtors don’t just find properties; they solve problems. They understand motivations, anticipate needs, and provide personalised advice. AI can assist, but it cannot comprehend the deeper motivations of buyers—like the joy of welcoming a new baby or the need for a home office after expanding a business. AI might suggest a property, but it won’t know why a family needs a home office or what kind of environment suits their lifestyle. A good realtor offers more than a service—we offer expertise and trust.

What differentiates a good realtor from the rest?

The difference lies in the value they add. A good realtor doesn’t just open doors; they provide guidance at every step. From market analysis and pricing strategies to understanding legal requirements and avoiding risks, it’s about making the process seamless. Most importantly, a good realtor offers peace of mind, which is especially important when dealing with something as significant as real estate.

Can you share an example of how your agency provides value to clients?

For sellers, we begin with an in-depth market analysis to ensure the property is priced correctly. Then, we invest in professional marketing—high-quality photos, video tours, and targeted campaigns. Recently, we marketed a property that had been on the market for months without results. By repackaging it with better visuals and descriptions, we found a buyer within two weeks. That’s the power of expertise and presentation.

    HELPING BUYERS NAVIGATE THE MARKET

How do you help buyers who already have access to online property listings?

Finding properties is easy; finding the right one is hard. Buyers often don’t realise how much work goes into vetting properties, understanding legalities, and negotiating terms. We ensure our clients get the best value by aligning their needs with the right properties. For instance, a family moving to Cyprus might prioritise proximity to schools, while a professional might focus on commute times or home offices. We turn their vision into reality.

What specific challenges are buyers facing in the current real estate market?

One major challenge buyers face is the complexity of navigating numerous property options. Many individuals feel overwhelmed by the volume of listings, especially as more mid-range and business-class apartments enter the market. Another issue is ensuring that properties align with zoning regulations and legal requirements, which often go unnoticed by inexperienced buyers. This is where the expertise of a professional realtor becomes essential, not just in finding the right property but in ensuring a smooth and secure transaction.

What risks do buyers face when navigating the market alone?

The biggest risk is missing critical details. Real estate transactions involve complex legalities, and without experience, it’s easy to overlook something important. For example, a buyer might not notice zoning restrictions or hidden maintenance costs. Realtors handle these details daily, so we know what to look out for. We help clients avoid costly mistakes and ensure their investment is secure.

Have buyer profiles changed in recent years?

Definitely. We’ve seen a significant rise in young families and professionals, particularly expats. These buyers are looking for mid-range properties rather than luxury homes, and they’re focused on finding long-term homes, not investments, as we saw in the previous two decades. This shift is reshaping the market, with more projects catering to practical needs and modern lifestyles.

TRENDS IN THE CYPRIOT REAL ESTATE MARKET

How has the market evolved over the past year?

The market has become more balanced. In the past, luxury properties dominated, driven by programs like the citizenship scheme. Now, demand has shifted to properties for living—mid-range apartments and family homes. Cities like Larnaca and Paphos are growing rapidly because they offer affordability and value. This shift has created a healthier, more stable market.

Why is Paphos becoming a popular destination for younger buyers?

Paphos has evolved from a retirement destination to a vibrant city for young professionals. The rise of the tech industry and the opening of new universities have attracted a younger demographic. It’s an exciting change, with more modern housing and amenities catering to this group.

What is driving growth in Larnaca?

Larnaca offers great value compared to Limassol and Paphos. Prices are still affordable, and there is room for appreciation, which attracts investors. The city’s infrastructure is also improving, with new projects making it more appealing for families and professionals. It’s a city on the rise.

    ADVICE FOR BUYERS AND SELLERS

What advice would you give to buyers entering the market?

Start with a clear understanding of your needs and budget. Work with a professional who can guide you through the process and avoid unnecessary risks. Buying property is one of the biggest investments you’ll make, so it’s worth doing it right.

    And for sellers?

Invest in marketing and pricing. A poorly presented property won’t sell, no matter how great it is. Professional marketing, such as high-quality photography, tailored descriptions, and advanced targeting, ensures properties reach the right audience, both locally and internationally. Work with a professional who understands the market and can showcase your property effectively. The right strategy can make all the difference.

What’s your final message for our magazine’s readers?

Real estate is more than buying and selling—it’s about creating a home. It’s about creating a home, a sanctuary where memories are made, and a future is built. It’s about finding that perfect space where your dreams can take shape, whether it’s a place to raise your family, grow your career, or simply enjoy life’s moments.

For sellers, real estate is an opportunity to showcase a property in its best light and to find the right buyer who will value it as much as they have. For buyers, it’s about embarking on one of the most significant investments of their lives—one that requires careful thought and planning.

Whether you’re buying, selling, or just exploring options, approach it with care and professionalism. With the right guidance, it can be an exciting and rewarding journey.

Remember, a home is not just a place; it’s a foundation for the future you wish to create. Let it be one that inspires and supports you in every way.
